I. General Provisions

  1. This Job Description defines the functional duties, rights and responsibilities of the concierge.
  2. The concierge belongs to the category "Workers", is a full-time employee (subdivisions, groups _______) of the enterprise, is appointed to the position and dismissed by order of the director of the enterprise in the manner prescribed by labor legislation on presentation.
  3. The concierge reports directly to _______
  4. Qualification requirements: complete or basic general secondary education. Vocational education, primary vocational training or retraining in an educational institution or at work. No requirement for work experience.
  5. The concierge needs to know:
  • normative acts of central authorities and local self-government on issues of sanitation and hygiene, improvement, maintenance of the house;
  • standards for labor protection, environmental and fire safety, rules for the safe use of life support in public places;
  • organizational requirements for the safety of property located in the house, and service instructions establishing the procedure for supervising it;
  • locations of law enforcement agencies and how to establish contact with them;
  • telephone numbers for calling a taxi, ambulance, fire brigade, police, emergency gas service, security, dispatching housing maintenance enterprises, etc., grounds for an urgent call;
  • location of technical systems and means of security purposes: means of security, fire and alarm systems, technical protection, access control and security television, communications, lighting, fire protection located in the entrance, and the rules for using them;
  • the fundamentals of criminal and administrative legislation on property offenses regarding the property of owners, as well as on administrative liability for a false call to special services, as well as on criminal liability for failure to provide assistance.

II. Official duties

Concierge:

  1. Monitors the safety of the movable and immovable property specified by the owner of the house in the entrance to the specified workplace, included in the relevant list, and maintaining its integrity and serviceability.
  2. Conducts open visual surveillance of this property. In the event of a real threat of negative direct influence of factors of a criminal, domestic or environmental nature, it takes measures to save property: turns on the alarm, blocks entry and exit, informs the concierges in other entrances, the relevant competent services.
  3. Monitors the availability, serviceability and conditions for safe domestic use of technical systems and life support equipment: door equipment, elevator facilities, stair railings, sanitary equipment, energy metering and lighting equipment, environmental safety and warning systems, communication equipment, waste disposal facilities located in places common use. In case of detection of damage, deterioration, wear or the end of the operation of these systems and means, immediately inform the relevant services.
  4. Stores the keys to utility rooms, attics, basements, emergency exits, etc., the need to access which may arise in case of emergency.
  5. Monitors the sanitary condition of the lobby and common areas in the entrance of the house.
  6. Periodically checks the serviceability of technical systems and means of security purposes: technical systems and means of security, fire and alarm systems, technical protection, access control and CCTV, communications, lighting, monitors the entrance to the entrance and exit of citizens, their compliance with standards of sanitation and hygiene in the common areas of the entrance, closing the entrance doors of the entrance at night.
  7. Informs if there is an internal communication of residents on their applications for the arrival of visitors. Informs visitors about the location of apartments and office premises on the floors of the house.
  8. Receives and transfers the object of observation and the keys to the premises at the end of the shift according to the inventory list of material assets.

III. Rights

The concierge has the right:

  1. Within the limits of its competence, submit proposals for the improvement of work and elimination of identified shortcomings for consideration by the management;
  2. To get acquainted with the management documents on personnel policies, labor relations and criteria for assessing the quality of the performance of his duties.
  3. Require the provision of background information, materials and tools necessary for the performance of their duties.
  4. Demand assistance from managers in the performance of duties stipulated by this instruction.

IV. A responsibility

The concierge is responsible for:

  1. violation of safety, fire, sanitary and other rules.
  2. non-compliance with labor and performance discipline.
  3. failure to perform or improper performance of their official duties in accordance with this instruction in accordance with the current labor legislation of Ukraine.
  4. causing direct material damage, as well as for the actions (or inaction) that led to such material damage.
  5. offenses committed in the course of their employment within the limits determined by the current administrative, civil and criminal legislation of Ukraine

V. Working conditions

  1. The working hours of the Concierge are determined in accordance with the Internal Labor Regulations established at the enterprise and the employment agreement (contract)
