I. General Provisions

  1. A worker in the house of the HOA (hereinafter referred to as the worker) is appointed to the position by the decision of the board of the HOA through competitive selection or at the suggestion of the chairman of the board (commandant of the house). Preference is given to candidates living in the home.
  2. The worker reports directly to the commandant of the house.
  3. Duration of the working day - ___ hours (including a lunch break). Days off - Saturday and Sunday.
  4. The worker is guided in his work by the orders of the commandant and the decisions of the board.
  5. The scope of work is set taking into account the ___-hour working week.

II. Official duties

The worker must:

  1. To study the "Rules and norms for the technical operation of the housing stock", namely:
  • organization of maintenance and repair of housing stock;
  • maintenance of premises;
  • maintenance and repair of building structures;
  • maintenance and repair of engineering equipment;
  • sanitary maintenance of buildings and local area.
  1. Check the condition of structures, engineering equipment and external improvement of the building:
  • monthly check the condition of the roof of the building, technical floors and drainage systems;
  • immediately after precipitation, together with the commandant (member of the board) or an employee of a service organization, check the condition of the roof, technical floors and basements;
  • in winter, carry out snow removal on separate sections of the roof of the building in places of leaks;
  • weekly, together with the commandant (member of the board), check on technical floors and basements (report all detected malfunctions to the unified dispatch service (ODS) and demand their elimination).
  1. Inform the board about the results of the work for the week according to the work plan approved by the board of the HOA.
  2. Carry out repairs to the common property of the house, playgrounds and non-residential fund of the HOA, with the exception of work requiring special permission.
  3. Make personal purchases of materials and equipment necessary for the operation and maintenance of the building.
  4. Observe safety precautions when working with electrical appliances and fire safety.
  5. Reveal the facts of violations of the normative terms and quality of the provided housing and communal services and report this to the commandant.
  6. Participate in the work of the inventory and audit commissions.
  7. Prepare proposals for the commandant on the selection of contractors.
  8. To reveal the facts of carrying out unauthorized works on redevelopment and re-equipment of residential and non-residential premises of the building.
  9. Explain to the residents of the house their rights and obligations for the maintenance and operation of residential and non-residential premises, common areas, as well as provide the addresses of organizations where they can apply in case of infringement of their rights.

III. Rights

The worker has the following rights:

  1. On behalf of the board, represent the HOA in institutions and organizations on the maintenance, operation, repair and improvement of the building.
  2. Make independent decisions in the event of an emergency.
  3. Make suggestions for improving the maintenance, operation and repair of the building.
  4. Participate in the preparation of the annual budget of the management activities.

IV. A responsibility

  1. The worker is responsible for:
  • for untimely and poor-quality performance of the current repair of the residential and non-residential fund of the partnership;
  • for failure to perform their functional duties;
  • for not making decisions on the maintenance and operation of the building.
  1. Bears financial responsibility for the safety of material resources issued to him for use by him for carrying out work (tools, inventory, materials, etc.).
  2. The worker is dismissed from his position in case of failure to fulfill the duties provided for by this Job Description, as well as on the grounds set forth in the Labor Code of Ukraine.

Artificial leaf that captures carbon dioxide 01.02.2022

Engineers at the University of Illinois at Chicago have created a carbon dioxide (CO2) air purification system that uses less energy than a 1W LED light bulb and captures 100 times more CO2 than other artificial leaves. And he does it in a real environment.

"It's scalable, modules can be added or removed to better suit needs and affordable use in homes and classrooms, not just profitable industrial organizations. A small module the size of a home humidifier can remove more than 1 kg of CO2 per day, and four industrial electrodialysis more than 300 kg of CO2 per hour,” said Minesh Singh, assistant professor of chemical engineering at the University of Illinois College of Engineering at Chicago and author of the paper.

American researchers placed a standard unit of artificial photosynthesis in a transparent capsule with water and a semi-permeable outer layer. When sunlight hit the device, the water evaporated through the "pores", and in its place carbon dioxide was drawn in, which the indoor unit converted into carbon monoxide. At the same time, CO can be extracted from the device and used to produce synthetic fuel (made from a mixture of CO and H2). This idea could well interest Elon Musk.

Inexpensive materials have been used to integrate an electrically charged membrane that acts as a water gradient on both the dry and wet sides. On the dry side, the organic solvent combines with the trapped carbon dioxide and converts it into concentrated bicarbonate (baking soda) that accumulates on the membrane. As bicarbonate is formed, the negatively charged ions are attracted through the membrane to the positively charged electrode in the water-based solution on the wet side of the membrane. The liquid dissolves the bicarbonate back into carbon dioxide. An electrical charge is used to speed up the transfer of bicarbonate across the membrane.

The size of this system is about the size of an ordinary city backpack. Its rate of carbon capture compared to the surface area required for the reactions is 3,3 mmol per 1 hour per 4 cm2. This is more than 100 times better than other systems. At the same time, 0,4 kJ/h of electricity is needed to power the reaction. The authors calculated that the cost of 1 ton of carbon dioxide would be $145, which is in line with the recommendations of the Department of Energy ($200 per ton).
