What is real estate?

You may have a chair, a car, household equipment, and other possessions. Any of these things can be stolen, lost or broken. If you go to court to get the property back, you will be compensated for the lost or broken items. But if you were a landowner and for some reason the land was taken from you, then the judges can return the land itself to you.

In other words, land was immovable property, or real property, as opposed to movable property. In the old days, on the basis of this distinction in England, the existence of two types of property was legalized - real estate (or real estate, as we say now) and movable property. In the old days, land (real estate) was considered the greatest value. Today, there are things that are considered by people as more valuable than real estate. For example, part of the shares of a company, the right to use patents for the production of consumer goods or means of production.

In the era of feudalism, when laws were formed, not only land, but everything on it was considered real estate. For example, trees, buildings and everything related to them. The same interpretation of real estate exists today. For example, a table lamp is not an integral part of the building and can therefore be sold separately. If you fixed the lamp on the wall, it becomes a permanent part of the real estate and can only be sold together with the creation.

If a transaction for the sale of real estate to another person is carried out, then this action must be officially registered by the state land commission. Otherwise, this transaction is considered illegal. To this end, the person buying the land must carefully examine the title deeds. It must make sure that everything is in order, that is, no one else claims to buy this land and has no right to own it.

Machine for thinning flowers in gardens 02.05.2024

In modern agriculture, technological progress is developing aimed at increasing the efficiency of plant care processes. The innovative Florix flower thinning machine was presented in Italy, designed to optimize the harvesting stage. This tool is equipped with mobile arms, allowing it to be easily adapted to the needs of the garden. The operator can adjust the speed of the thin wires by controlling them from the tractor cab using a joystick. This approach significantly increases the efficiency of the flower thinning process, providing the possibility of individual adjustment to the specific conditions of the garden, as well as the variety and type of fruit grown in it. After testing the Florix machine for two years on various types of fruit, the results were very encouraging. Farmers such as Filiberto Montanari, who has used a Florix machine for several years, have reported a significant reduction in the time and labor required to thin flowers. ... >>

Advanced Infrared Microscope 02.05.2024

Microscopes play an important role in scientific research, allowing scientists to delve into structures and processes invisible to the eye. However, various microscopy methods have their limitations, and among them was the limitation of resolution when using the infrared range. But the latest achievements of Japanese researchers from the University of Tokyo open up new prospects for studying the microworld. Scientists from the University of Tokyo have unveiled a new microscope that will revolutionize the capabilities of infrared microscopy. This advanced instrument allows you to see the internal structures of living bacteria with amazing clarity on the nanometer scale. Typically, mid-infrared microscopes are limited by low resolution, but the latest development from Japanese researchers overcomes these limitations. According to scientists, the developed microscope allows creating images with a resolution of up to 120 nanometers, which is 30 times higher than the resolution of traditional microscopes. ... >>

Air trap for insects 01.05.2024

Agriculture is one of the key sectors of the economy, and pest control is an integral part of this process. A team of scientists from the Indian Council of Agricultural Research-Central Potato Research Institute (ICAR-CPRI), Shimla, has come up with an innovative solution to this problem - a wind-powered insect air trap. This device addresses the shortcomings of traditional pest control methods by providing real-time insect population data. The trap is powered entirely by wind energy, making it an environmentally friendly solution that requires no power. Its unique design allows monitoring of both harmful and beneficial insects, providing a complete overview of the population in any agricultural area. “By assessing target pests at the right time, we can take necessary measures to control both pests and diseases,” says Kapil ... >>

Space flights are bad for the liver 10.12.2021

Scientists from the University of Tsukuba have found that being in space for astronauts can be fraught with health problems. On the example of laboratory mice, the researchers found that weightless conditions negatively affect the expression of genes associated with the functioning of the liver.

When flying into space, the human body is subjected to heavy loads: microgravity and high levels of radiation affect the work of a number of organs, and most of all, the work of the liver.

In the course of the study, scientists compared the expression of liver genes in laboratory mice in normal, terrestrial conditions and under the influence of microgravity, characteristic of the conditions of the ISS. It turned out that in the space environment in mice, the activity of antioxidants decreases due to a decrease in the content of sulfur-containing components. The latter protect cells from reactive oxygen. Thus, the liver of mice under space conditions is subjected to strong oxidative stress.

The researchers noted that their work will help to make the necessary adjustments to the diet of the ISS astronauts, as well as to choose the right drugs that can be used by the crew on board. At the same time, scientists emphasized that finding ways to reduce the impact of microgravity on the functioning of the liver is the most difficult.
